"When does a listing accrue Days on Market (DOM) in the MLS?"
The DOM clock for a listing entry starts when it is in the MLS with a status of Active. Days On Market continue until the listing entry goes to Pending status. The DOM counter can also be paused by putting the listing on Hold status; no days on market will be registered until it goes back into the Active status. The DOM counter stops completely when the listing entry is marked either as Expired, Closed, or if the seller terminates their listing contract in writing and the listing is marked Canceled.
The DOM counter continues to run during the Contingent-Show and Contingent-No Show statuses.
You’ll notice the Coming Soon status isn’t mentioned at all. That’s because Coming Soon does not tally Days On Market.
