The following data handling rules are strictly enforced on Coming Soon listings that are included in VOW and BBO data feeds (NEVER IDX public marketing feeds).
Coming Soon (listings)
Coming Soon listings input into SFARMLS and included in the SFAR Data are categorized as a specific type of inactive listing called “pre-market” (as opposed to “on-market”/active or “off-market”/inactive). A Coming Soon listing is deemed to be properly submitted to the MLS in adherence with all appropriate and enforceable rules. The Coming Soon listings are included in VOW feeds, Broker Back Office feeds and in some specific feeds for MLS Integrated Products.
When handling Coming Soon data you must abide by these specific data handling requirements:
- You cannot show this listing to the public in any unauthenticated fashion, regardless of the value in the Entire Internet Display YesNo display field. This includes in summary reports or roll-ups that include many listings.
- For those Coming Soon listings that you may display to users who are properly authenticated:
- You restricted from labeling or describing a Coming Soon listing is an “on-market” status listing or using it for public marketing.
- You are permitted (but not required) to display the date/time stamp that you first instantiated the listing in your system.
- You are permitted (but not required) to display the date/time stamp of the last (most recent) update.
- You are restricted from showing any type of day counter (et. Al. Days On Market, Days on MLS, Days on Site, or similar).
- You are restricted from showing a ‘reduced’ or ‘increased’ indicator, whether as a symbol or calculated dollar value or percentage change on the listing display due to a price change in an update while the listing is in Coming Soon.
- You are required to follow the listing’s specific options for: DisplayAVMOnInternet, ShowAddressOnVow, and ShowCommentsOnVow.
- You are restricted from bulk transfer of Coming Soon listings in any way shape or fashion.
- For any Coming Soon listing that transitions to an “on-market” status (and is therefore an Active listing) the following also apply:
- You are restricted from showing a ‘reduced’ or ‘increased’ indicator, whether as a symbol or calculated dollar value or percentage change to the price on the initial listing display on day 0 due to any difference in price from the period when the listing was Coming Soon to when the listing became Active. After day 0, when you have the listing in its Active status, you are free to show indicators.
