“My listing just cleared contingencies, how soon do I have to update it?”

Timely, accurate information is important to everyone! When your listing status changes –because you accepted an offer or all contingencies cleared or, best of all, you close escrow—you have three (3) calendar days to update your listing data accordingly in the SFARMLS. Here's a handy chart:
- Your seller accepts a contingent offer; you have 3 calendar days to update the listing from Active to either Contingent-Show or Contingent-No Show
- All the contingencies have been accepted as cleared in writing; you have 3 calendar days to update the listing from either Contingent status to Pending.
- Escrow has closed! You have 3 calendar days to update the status from Pending to Closed.
Additionally, though it happens rarely, if an offer fails to close escrow, you have the same 3 calendar days to change the status from Pending back to Active
