“Can my listing expire while it is in Contingent status?”

===

    Yes, it can. Both Contingent-Show and Contingent-No Show are subject to the expiration date shown on your listing contract and that have been entered into the MLS.

    If you are waiting for contingencies to clear and you are approaching your expiration date, have your seller update the listing contract in writing to extend its expiration. Then update the expiration date in the MLS. When your contingencies finally clear, be sure to update your status from Contingent to Pending, too! As with all listing contract changes you have three (3) calendar days to record the listing in SFARMLS.
